Public-sector acquisitions
Acquiring public-sector land for long-term ownership.
We consider surplus, strategic, rural, amenity, operationally redundant and complex land where a public body is seeking a credible long-term purchaser.
A principal purchaser with an ownership plan after completion.
Grupo Gosen can acquire land directly from local authorities and other public bodies where the seller has followed the legal and governance route required for disposal. Our interest is principal investment: we acquire for our own portfolio and assume the responsibilities of ownership after completion.
Public-sector assets can include land assembled over many years for purposes that have changed or ceased. Some parcels are straightforward; others have retained rights, licences, highways interfaces, drainage, recreational occupation, infrastructure, environmental constraints or title arrangements that require careful analysis.
We are comfortable starting with the asset as it actually exists rather than requiring it to be simplified before a conversation begins. That allows early dialogue around what must be resolved before sale, what can transfer with the land and what rights or protections the public body may wish to retain.
Assets we can consider
Residual parcels
Land left after roads, housing, service delivery, redevelopment or historic estate reorganisation.
Operationally redundant property
Land and property no longer required for service delivery where a long-term ownership case remains.
Occupied & licensed land
Assets with tenants, licence holders, allotment users or other forms of occupation that can transfer within a structured transaction.
Rural & environmental land
Countryside, woodland, open space and other holdings with ongoing stewardship requirements.
Strategic sites
Sites whose future relevance may depend on planning, infrastructure, regeneration or surrounding development.
Rights-led interests
Freeholds, rentcharges, overage interests, retained rights and other legal interests capable of long-term administration.
Commercial certainty requires a clear information base.
The most useful initial pack identifies title, plan, current use, occupation, income, known liabilities, service obligations, planning context and any statutory or environmental constraints. Where information is incomplete, that does not necessarily prevent a discussion, but it helps to identify uncertainty early.
A public-sector disposal may also require valuation evidence, public-law decision making, best-consideration analysis or other approvals. Those are matters for the selling body and its advisers. Grupo Gosen can provide commercial terms and due-diligence engagement capable of fitting within an appropriately governed process.
Where a disposal requires retained protections, we can consider covenant, overage, clawback, easement, access or other structures rather than treating outright unencumbered ownership as the only possible transaction form.
Public-sector acquisition FAQs
Does Grupo Gosen acquire directly?
+
Yes. Grupo Gosen acquires for its own long-term portfolio rather than acting as an estate agent or intermediary. Any proposal remains subject to commercial agreement, due diligence, approvals and contract.
Can agents, local authorities and professional advisers introduce land?
+
Yes. We welcome introductions from owners, local authorities, public bodies, surveyors, solicitors, land agents, accountants, asset managers and other professional advisers.
Do you only acquire vacant land?
+
No. We can consider occupied, income-producing, licensed, tenanted, operational or otherwise complex assets where the ownership position can be understood and the long-term investment case is compelling.
How should an opportunity be introduced?
+
Use the land-acquisition or contact form and provide the location, approximate area, ownership and occupation position, present use, guide price if available and any material title, planning, environmental or access information.
