Complex acquisitions
We do not require every land opportunity to be simple.
Complex title, occupation and rights can deter conventional buyers. We assess whether those issues can be understood, priced and managed within a long-term ownership structure.
Complexity is a risk to be understood, not automatically a reason to walk away.
Land can become difficult to transact because of fragmented title, uncertain boundaries, access rights, licences, covenants, overage, rentcharges, mineral reservations, manorial interests, tenancies, historic deeds, ransom strips or incomplete records. These issues can reduce liquidity even where the underlying land is useful and well located.
Grupo Gosen is prepared to consider complex assets where legal and commercial due diligence can define the ownership position sufficiently for a rational investment decision. We do not assume every defect can or should be cured; sometimes the correct approach is simply to understand the limitation and price it appropriately.
Our long-term horizon also means that not every issue has to be monetised immediately. Rights can be administered, records improved, occupation regularised and strategic options preserved over time where there is a clear ownership rationale.
Complexity we can assess
Covenants & easements
Restrictive and positive covenants, access rights, service rights and other burdens or benefits affecting use.
Overage & clawback
Existing or proposed contractual rights linked to future development or value events.
Rentcharges & estate structures
Estate rentcharges, management covenants and related title arrangements requiring administration.
Mineral & manorial rights
Separate subsurface, sporting, manorial or historic interests which interact with the surface title.
Occupation
Tenants, licences, grazing, residential occupation and undocumented or historic use requiring legal clarification.
Access & fragmented ownership
Ransom strips, missing links, shared roads, title gaps and multiple ownerships affecting practical control.
How we approach a complex title
Map the interests
Identify every relevant title, deed, occupation, right, restriction and physical boundary.
Separate fact from uncertainty
Establish what is legally documented, what is historic practice and what remains genuinely unresolved.
Assess materiality
Determine which issues affect value, use, finance, liability or future optionality and which are largely administrative.
Structure the transaction
Use price, indemnity, retention, covenant, deed, overage or other mechanisms where appropriate to allocate identified risk.
Improve ownership records
After completion, consolidate records and regularise management so the asset becomes easier to understand over time.
Complex land FAQs
Does Grupo Gosen acquire directly?
+
Yes. Grupo Gosen acquires for its own long-term portfolio rather than acting as an estate agent or intermediary. Any proposal remains subject to commercial agreement, due diligence, approvals and contract.
Can agents, local authorities and professional advisers introduce land?
+
Yes. We welcome introductions from owners, local authorities, public bodies, surveyors, solicitors, land agents, accountants, asset managers and other professional advisers.
Do you only acquire vacant land?
+
No. We can consider occupied, income-producing, licensed, tenanted, operational or otherwise complex assets where the ownership position can be understood and the long-term investment case is compelling.
How should an opportunity be introduced?
+
Use the land-acquisition or contact form and provide the location, approximate area, ownership and occupation position, present use, guide price if available and any material title, planning, environmental or access information.
